I’m excited to share an update on how the property tax funds collected from residents in the Foothills make a real difference in supporting our seniors and enhancing the services through Westwinds Communities.
Since 1960, Westwinds Communities has partnered with local municipalities and the Provincial Government to offer high-quality retirement living accommodations. Recognizing that many seniors face challenges affording the full costs of these services, governments have enabled the collection of funds from local ratepayers to help bridge that gap.
Tax funds are collected from Foothills County, the Towns of Diamond Valley, High River, Okotoks, and the Village of Longview. These funds play a critical role in covering our operating shortfall and helping to ensure we maintain a modest reserve for capital replacements. The funds are specifically allocated to support the operations of High Country Lodge, Sandstone Lodge, and Medicine Tree Manor.
The collective property taxes contribute approximately 24% of our total lodge operating revenues, with the remaining funds coming from rental accommodation fees, provincial grants, management fees, and other income sources. Every dollar is thoughtfully directed to meet our priorities. Approximately 61% of our operating costs support labour – ensuring our residents receive the compassionate care and quality service they deserve. 10% is devoted to food and housekeeping – guaranteeing nutritious meals and a clean, comfortable environment. 8% supports utilities and maintenance to keep our facilities safe and functional. Interest and amortization account for 12%, replacement reserves are allocated 5%, and the remaining 4% covers essential office operations, insurance and equipment expenses.
The support from property taxes allows Westwinds to continue our mission of providing safe, high-quality, and affordable homes and services that strengthen our communities and enhance the well-being of seniors, families, and individuals.
